To rent a suite, start by checking its availability. Then, select the suite that best fits your needs, amenities, and budget. Fill out the rental application form, indicating your choice and preferred move-in date. Once your application is approved, we will contact you with confirmation and instructions on how to reserve the suite.
Our standard lease is one year. We also offer a 9-month lease for an extra charge. Contact our leasing office for pricing and terms.
Each room/suite has a memory foam mattress, bed frame, glass task desk, and chair. New tenants get a mattress cover for hygiene, ensuring a smooth move-in and comfortable stay in Rochester, NY.
Shared spaces are fully furnished and include HDTV, dishwasher, food disposal, two fridges, cookware, and dishware for a comfortable and convenient living experience.
Tenants have the option to either split the bills or pay a flat fee of $75 per person. This fee covers gas, electricity, water, internet, and lawn mowing. Most past and current tenants have opted for the flat fee. Please note that snow plowing is not included, as the need for this service varies by season and car ownership. If needed, we can help connect you with snow plowing service providers.

A. No. It is the tenants' responsibility to keep his/her suite as well as the common spaces of the property clean and tidy.
Almost all our properties have driveways that fit 2-4 cars; please check with us once you decide on choosing particular property. Free street parking is another option near some properties. Garages/designated spots can be used, if available and with prior approval and extra fees.
You will receive a text message to download the ekey application for the main property entrance; if there is an issue with the app, we will send you a temporary code to get in; you can call/text if you need additional help.
